New Home Construction

We at RITIAC we understand that the purchase of a new home can get confusing and often overwhelming. With numerous builders offering dozens of plans and hundreds of options, how do you figure out who's offering the best overall value? You do your homework! It's no secret or surprise that all builders are using the same materials (cement, lumber, brick, vinyl windows, asphalt shingles, etc.) so how is it possible to get so many different prices for the same size home?

The major differences without exceptions are the result of one of the six following items:

1. THE LOT PRICE - lots prices vary even within the same subdivision
2. THE PLAN - how many window & doors, roof style & pitch, interior heights, number of baths, etc.
3. THE ALLOWANCES - most often builders give an allowance for kitchen, flooring, & lighting. Some builders may keep prices low by including unreasonable allowances that create cost overruns in the end.
4. THE FEATURES - does the price include engineered floor joists, dishwasher, upgraded trim packages, décor plugs & switches, 3 hinges on all interior & exterior doors, laundry tub, interior basement walls waterproof wrapped, drip edge, 1 coat of primer and 2 coats of finish paint, roughed in H.R.V. system, upgraded spindle railing package, steel bar reinforcement in concrete driveways and sidewalks
5. THE SUB TRADES - we believe a builder is only as good as his sub-trades. Many of our trades people have been with us since the inception of the company. Though in almost all areas we could get lesser expensive trades people, we know the quality and finish of the product will be compromised.
6. THE BUILDERS PROFIT - there's no question that at the end of the day, there's a pay cheque for the builder. In some cases, builders may cut corners or charge inflated prices for extras in order to increase their bottom line. At RITIAC CONSTRUCTION, cutting corners or compromising quality has never been an option. Offering quality product has always been and will continue to be our first priority. Extras are almost without exception billed to the customer at our cost and what many builders consider extras are standard features in a RITIAC home.
